With the aim of creating affordable living space in Hamburg, two multi-storey apartment buildings were built in solid timber construction in Neugraben-Fischbek. This resulted in 42 flats with an average size of 105 m² as an ideal housing option for young families with children. The pilot project was implemented as part of the Free and Hanseatic City of Hamburg’s 8-Euro Housing Model Project and was also a neighbourhood development project of IBA Hamburg, which focused on holistic, high-quality design and economic housing development.

Multi-storey residential buildings
in solid wood construction
The flats built consist of two to four rooms and offer space for a family with up to four children. All flats have a balcony or a roof terrace on the top floor. The ground floor of the two residential buildings consists of conventional solid construction. The upper floors are made of solid wood construction with sustainable glulam. The exterior walls, the load-bearing interior walls as well as the ceilings and roof were prefabricated in the factory and quickly assembled on site – this saved construction time and the two residential buildings could be completely finished within twelve months.

In 2020, the project was awarded second prize in the WohnbauPreis Hamburg competition. This award recognises high structural and design quality as well as integrative and sustainable solutions in residential construction.

The advantages of wood
for the multi-storey residential buildings
Wood as a building material made a decisive contribution to the high economic efficiency of the project – thanks to the solid wood components prefabricated precisely and accurately by DERIX, the entire shell of the building was completed within only nine weeks and the flats were rented out promptly. In addition to the extremely short construction time, the natural building material wood offers a whole range of other advantages here: Thanks to its flexibility, a wide range of design options can be implemented. In this project, the facade was realised with a combination of larch wood cladding, clinker and plaster. In the living spaces, the solid wood remained completely visible: the tenants benefit here from the positive effect of the ecological building material on healthy living and from the warm, natural look of the high-quality visible surfaces.
